Contract kitchens for developers and house builders
Design, supply and installation for residential developments across Warwickshire, Leicestershire, Northamptonshire, The Cotswolds and the surrounding areas.
A kitchen partner for development
A kitchen partner that makes residential development projects easier to deliver
RFK Contracts helps developers and house builders deliver kitchens that suit the property, appeal to the right buyer and stay aligned with the budget.
We take responsibility for the kitchen element from early design and specification through to pricing, ordering, installation and aftercare. That gives you one experienced point of contact and clearer communication throughout the project.
Instead of relying on generic contract kitchen packages, we create a specification for each development. That might mean a consistent range tailored to the overall scheme, or a more individual approach where plot layouts and buyer requirements differ.
We work on one-off builds, bespoke homes and residential developments of 40+ units, bringing practical design knowledge and a flexible approach to every project.
Contracts experience, RFK standards
RFK Contracts draws on more than 30 years of kitchen design, supply and installation experience. Our contracts work benefits from the same supplier relationships, showroom knowledge and attention to detail that underpin our retail projects. For developers, that means specifications that are commercially realistic, suited to the property and appealing to the intended buyer.
RFK was named Kitchen Retailer of the Year by Kitchen and Bathroom News in 2024, recognising design quality, client care and installation standards. Those standards carry through to our development work, from early specification to final handover.
In the last few years alone, RFK Contracts has supplied kitchens for 373 homes across 116 residential developments.

RFK Contracts has worked with developers and house builders on bespoke homes, premium plots and small residential developments across the Midlands. Who we work with
Every development has a different brief
Some projects are house building programmes, where the same kitchen needs to work across multiple plots against a clear schedule and budget. Others are one-off or bespoke builds, where the specification has to suit a single property from the outset.
Design-led regional developers
Building individual homes and small schemes where the kitchen needs to suit the property and support the sale, not just meet a specification.
House builders and landowner-builders
Delivering bespoke plots and premium homes where quality, flexibility and clear coordination matter across the programme.
Selective mid-volume developers
Working on developments of up to 40 units where the kitchen specification benefits from care rather than a volume-led, off-the-shelf approach.

Your team
A dedicated Contracts team
RFK Contracts is set up exclusively to support developers and house builders.
The team understands the difference between delivering a one-off retail kitchen and a development project. There are budgets to manage, plots to coordinate, schedules to follow and buyers to support. That needs clear communication and practical planning.
Our dedicated Contracts team works exclusively with developers, suppliers, fitters and site management teams to keep the kitchen element moving.
Process
A process built around development timelines
Residential developments need decisions to be made clearly and at the right stage. RFK Contracts supports the project from early discussion through to installation and aftercare, giving developers a more joined-up route from specification to finished kitchen.

Showroom support for buyers
One advantage of working with RFK is that buyers aren’t limited to a brochure or a small sample board.
Where the development process allows, purchasers can visit an RFK Contracts showroom to compare finishes, discuss upgrades and make informed choices. It also gives developers a stronger customer experience around one of the most important rooms in the property. RFK can also provide access to supplier showrooms where useful.
Have a question about contract kitchens?
-
RFK works on bespoke one-off builds, individual new build homes and residential developments of 40+ units. We’re best suited to small and medium-sized developments where the kitchen specification needs care, flexibility and clear coordination, rather than a volume-led, off-the-shelf approach.
-
RFK Contracts is based in the Midlands and works primarily across Warwickshire, Leicestershire, Northamptonshire, The Cotswolds and the surrounding counties. Most of our development work is within a practical distance of our three showrooms in Rugby, Warwick and Market Harborough. This also means buyers can visit a showroom in person, where the development process allows. If your development is further afield, it’s worth getting in touch. We can have a straightforward conversation about whether the location and scope priced make the project practical for us.
-
Yes. Early involvement is usually the most useful kind. It gives us time to understand the property types, buyer profile, budget and specification level. It also helps us shape a kitchen package that works commercially and practically. Early input can reduce the risk of the kitchen specification being decided too late in the programme to change without cost or delay.
-
Yes. We can help with kitchen specifications across different budgets, property types and buyer profiles. Some developments need a straightforward, well-priced kitchen package. Others need a higher specification, with premium appliances, upgraded finishes or more individualised approach. We’ll help you understand what’s realistic at each price point, where the investment is most likely to be valued by buyers, and where the greatest cost savings should be made.
-
Yes, where the development process allows. Buyers can often upgrade finishes, appliances, worksurfaces or additional fitted spaces. A showroom visit helps them compare options and make decisions more confidently. At many of our development projects, buyers have chosen individual worksurface materials, appliance packages and finish combinations. A buyer who chooses their own finishes often feels more connected to the completed home.
-
Installation is coordinated by the RFK Contracts team. We work alongside the developer, site management team and other trades to sequence the kitchen fit within the wider build programme. That includes access dates, delivery coordination, installation scheduling across multiple plots and clear communication on both sides. Kitchens are a critical path item on most residential projects. Our role is to make that element as straightforward as possible to manage. We understand the practical realities of live sites – access constraints, programme changes and last-minute adjustments – and we plan around them.
-
Most commonly on higher-value plots, show homes or developments where a more complete interior specification the sales proposition. A show home with a fitted utility room a considered boot room or a media wall reads differently from one where those spaces are left unfinished. For premium plots, buyer upgrade options can also extend to bedroom furniture or other fitted interiors. We’ll help you work out where beyond-kitchen spaces are likely to add commercial value, and where they aren’t worth the added complexity.
-
Standard 2-year minimum appliance warranties apply from the relevant manufacturers, and RFK provides two years’ cover on furniture and 12 months’ cover on labour. This gives developers and buyers added reassurance once the kitchen has been installed. Appliance warranties vary by brand and model, which we confirm at specification stage.
-
RFK brings retail-standard design thinking coupled with a Contracts mindset to development projects. Our designers are used to working on individual homes where the kitchen needs to suit the property and the buyer. That thinking transfers well to development work, especially where the kitchen needs to support the sale rather than just satisfy the specification.
Our showrooms are also a genuine advantage. Buyers can visit award-winning RFK showrooms, compare finishes in person and make upgrade decisions in an environment that feels considered.
-
We understand the importance of getting a plot across the line. To ensure timely completion and handover, problems on site and post-installation issues are handled by the RFK Contracts team. During installation, any issues are dealt with directly by the team involved in the project. After handover, after-sales support covers furniture and appliance queries in line with the warranty terms. For developers, a named point of contact is more useful than a general customer service process. If something needs resolving, the aim is to deal with it clearly, without the developer having to chase multiple parties.
